What it looks after.

The three things an owner checks every day, and the paperwork behind them.

Money

Rent, without the register.

  • Bills are drafted on your billing day. You check them, then send them.
  • Tenants pay to your own UPI ID. Part payments and receipts are kept for you.
  • One list of who owes what, and since when.
The dues list: twelve tenants, what each owes and when it fell due, with a button to record a payment.

Rooms and people

Every bed, and who is in it.

  • Rooms, beds and rents for each building.
  • Tenant details, emergency contact and ID. Only the last four digits of an ID number are ever kept.
  • Check-in, notice, move-out and the deposit settlement, each on record.
  • Bring the register you already keep in from a spreadsheet.
The tenants list: thirty tenants with their room, rent, what is due and whether they are staying or on notice.

Upkeep

What needs fixing, and who is on it.

  • Complaints from you, your manager or the tenant, with photos.
  • Give each one to a person and follow it until it is closed.
  • The week's food menu, sent to tenants when you are ready.
The complaints list: four open complaints, grouped into those waiting for someone and those being worked on.

Expenses and profit
What each building costs to run, and what is left, month by month.
Licences and papers
Trade licence, fire NOC and the rest, with a warning before each expires.
An occupant register
Who is staying today, ready to download when someone asks for it.
A record of everything
Every payment, stay, price change and permission, with who did it and when.

Three people.
Three views.

Everyone signs in the same way and sees only what is theirs.

The owner
Every building, the money, reports and settings. Adds property managers and decides what each may do.
A property manager
Only the buildings you give them. Let them record payments and check tenants in, or only look.
A tenant
Their own room, bills, receipts, complaints and the week's menu, in their phone's browser. Nothing to install.
A tenant's own account on a phone: their room and bed, rent of ₹11,000, ₹14,000 to pay now with a button to pay by UPI, and links to bills, complaints, food and their details.Video coming soon
What your tenants seeAbout one minute

Up and running in an afternoon.

No setup call, no training. Three steps, in this order.

  1. 01

    Add your building

Name it, add its rooms and beds, and set the rent for each.

  2. 02

    Add your tenants

One at a time as they join, or all at once from the spreadsheet you already keep.

  3. 03

    Run the month

Bills on your billing day, payments as they come in, complaints as they are raised.

In your pocket,
and on your desk.

The full dashboard in any browser, laid out for a phone as carefully as for a laptop. An app for owners and property managers, for iPhone and Android, is in testing with the pilot.

  • One view across all your properties
  • Rupee amounts that match your records, to the paisa
  • Light and dark, wherever you work
The owner's phone app: ₹98,000 outstanding and 30 of 40 beds occupied.

Careful with other people's details.

A PG holds its tenants' identity documents. RentalBee is built to hold as little as the job needs.

  • Only the last four digits of an Aadhaar or any other ID number are stored.
  • ID documents are opened only by you and the managers you allow, and each opening is recorded.
  • Documents are deleted 180 days after a tenant leaves and settles.
  • Tenants see what you hold about them, and can correct most of it themselves.
Read the privacy notice

Before you ask.

Do my tenants need to install anything?

No. A tenant signs in on the website with a code sent to them, and sees their own room, bills and complaints. There is no tenant app to install.

Does RentalBee collect the rent?

No. Tenants pay to your own UPI ID and you record what you receive. RentalBee never holds your tenants' money.

Can a property manager see everything?

Only the buildings you give them. Expenses, profit, reports and compliance stay with you, and you choose whether a manager can change things or only look.

What happens to my tenants' ID documents?

Only the last four digits of an ID number are stored. Documents are opened only by you and the managers you allow, each opening is recorded, and they are deleted 180 days after a tenant leaves and settles.

How do I sign in?

With a six-digit code sent to you. There is no password to remember, and your first sign-in is what creates your account.

I already keep everything in a spreadsheet.

Bring it in as a file. You see every line and fix what needs fixing before anything is created.

Less searching.
